Fire Safety Installations … Made Easy
Fire Safety Installations are the life & fire safety systems required in commercial, industrial & public buildings to ensure the safety of occupants in the event of a fire or emergency. They are equivalent to the Safety Measures referred to in the Building Code of Australia.
In Queensland, it is compulsory for the owner/occupier of a building to perform certain duties. These duties are legislated in certain Acts and Regulations. Refer to the Queensland Government’s Department of Emergency Services website for more details.
Some important duties include:
Means of Escape - The owner/Occupier must maintain at all times, free of obstruction, adequate means of escape for occupants in the event of fire. Exit doors must have proper hardware and be able to be easily opened without needing a key.
Fire Safety Installations that have been installed must be maintained - these fall into the following categories
- Structural Features
- Fire protection Systems
- Fire Fighting Equipment
- Occupant Safety Features
- Other Features
There are more than 30 identified Fire Safety Installations that need to be regularly Inspected and Tested according to agreed standards, and in particular, the Australian Standard AS1851 for Maintenance of Fire Protection Systems and Equipment. Maintenance Records must be able to be produced on demand by an authorised Fire Officer.
A number of the Fire Safety Installations are seen as critical to the safety systems in a building and are referred to as Special Fire Services. The results of the testing of Special Fire Services must be recorded in an Annual Occupiers Statement which must be forwarded to the Commissioner of the Fire Service within each 12 month period following the first test.
Fire and Evacuation Plan - the owner/occupier must provide a Plan of Action and provide adequate instructions and training to people using the building and that training must be recorded.
